About Us

All-Ternative that is Linda and Keith, not only business partners but also life partners. We are the founders and owners of All-Ternative Solutions. A business based on the foundation of ethical business methods and practice combined with personal integrity.

Linda has personally engaged in real estate investing for over 30 years and in the first 7 years of the US markets she has facilitated over 400 successful projects. Keith has over 30 years’ experience in facility sourcing and facility management within the European marketplace. They achieved the deal of the month within their first 3 months when attending a buyer’s summit in Las Vegas Nevada. Linda has a B.A. in Psychology and a BEd as well as success at creating and delivering courses at community college levels and higher.

Keith has a background in business management, accountancy and law from The London University. This joint background led them to the realization that there are areas that require additional emphasis to assist in ensuring success for investors in Real Estate.Linda and Keith specialize in assisting new investors to successfully negotiate the potential pitfalls in property investing and achieving optimum successful results. The Webinar Content

The webinar covers three days ( Starts 10 am and usually is completed by 4 pm.) and this is included in the $1,500 fees + Tax where applicable. The webinar is delivered using zoom a virtual meeting platform.The webinar includes up to 2/3 attendees only to provide a personalized experience.The course comes with a written set of notes and activities to be used with the webinar sessions and to act as a permanent record and for reference. The notes (approx..150 pages) are in a 2 inch 3 hole D ring binder for easy access and use. Also allows for additional notes to be inserted within the binder.Each attendee will finish the course with an individualized 1 page business plan.The Course includes 3 months of mentoring following the webinar where the course leaders are available to be contacted unlimited timing.Included in the course is 3 months of once a week inner circle evening zoom meetings where individual topics are reviewed and prospective properties are looked at and the numbers gone through.

The Facilitation Program

All-Ternative Solutions has been working in the US Real Estate industry for over 7 years. During that period we have facilitated over 400 deals within the US continent.The range of deals covers from the smaller single family homes costing circa $20,000 up to and including multiple accommodation units costing over $2 million.The service includes gaining a picture of what the potential investor requires. It includes assisting the investor to determine how to achieve their objective. The investor has the advantage of our teams on the ground to acquire the property and renovate and property manage/re-sell. Including the members of our teams the network is now in excess of 250 active people.The investor gains the advantage of our buying power created by having an investor group of over 20 active investors at any one time. This means we are now closing multiple deals every month. We provide details of prospective properties having first gone through them to take away those properties that do not meet the choice criteria.The owners of the company are always keeping up to date with market changes and seeking new areas where one can profitably invest in the USA. The service is a flat-rate fee covering properties with a value of up to $250,000. For properties in excess of $250,000 there is a sliding scale agreed prior to acquisition.

Short Term RentalsCome Stay With Us

A great way to improve cash returns on a buy and hold property and arbitrage. (This sector is fully covered in the course.) We have set up a great property in Toledo (2 beds and 1 bath) which we make available to group members at a discounted rate. This makes it easy for investors to take a trip and view the surrounding area and typical opportunities.It is platformed on the air b n b site and is active for over 25 days each month. This short term unit is intended for up to 2/3 week stays. Designed to be comfortable and a great base to see Toledo and surrounding areas.We use this as our base of operations when visiting the projects we are handling in Toledo, Adrian and Detroit and suburbs. There are super places nearby for eat in or take outs however the fully appointed kitchen makes it easy to self cater.Short term rentals now have an offshoot called split pad and we can introduce you to this concept and help you get even more return on your investment.

The Turnkey Program

What Is The Turnkey Program?

The turnkey program is where you purchase a tenanted property withvexisting tenants and there is cash on cash return. A short term buy and hold can have a turnkey exit strategy. This type of investment should produce a minimum of 10% net return.A quick and dirty calculation is to apply 55% as the net income. This is made up from cost of vacancy, management fees, reset reserves, insurance, the cost of money, taxes and any major renovation repair reserves. The properties we source for turnkey will have been already recently renovated and repaired.This approach to Real Estate Investment (REI) is very appealing to people who want to invest in the real estate market but who for whatever reasons neither have the time or ability/interest to renovate, or handle property maintenance issues. Most usually the investor will use a property management company to manage the property. The properties offered by us will already be tenanted and managed making it very simple to calculate returns and potential gains.Turnkey is a cash flow producing investment and the valuation is not on the value of the property but the value of the rent roll as in any buy and hold situation. There is an initial cash flow return and then on later sale a small additional value, because of appreciation. We provide details of prospective turnkey properties having first evaluated the details to ensure that the turnkey meets the buying criteria.We are always keeping up to date with market changes and seeking new areas where one can profitably invest in the USA.
